SRS specializes in working with buyers of new homes whose one or two year warranty is coming to an end. Once you have your home inspected by our professional, licensed, and certified home inspection company and you receive the SRS written report, you will have the knowledge and documentation to discuss any home problems with the quality of the materials or the workmanship with your Builder. Educated homeowners stand a better chance of getting the Builder to correct those items that need repair which is why 1-Year Builder Warranty Inspections are so important.
This is a full home inspection, per TREC guidelines, for a home buyer before the closing of the home.
This is an inspection for the Home Seller to make them aware of any issues that may need to be addressed before putting the home on the market.
This service consists of an inspection at the completion of each phase of construction. A phase inspection may consist of 3-4 or more separate inspections depending on the clients' needs.
This is a final home inspection after construction is complete.
This is for commercial properties and can be custom tailored to specifically target specific systems/components the client wants inspected in more detail. A commercial inspection can be a single system, multi-system or a full building inspection depending on what the clients' needs/concerns are.
This is for any public, semi-private, community or amenity center pools and/or spas. aa Steve is a licensed CPO/CPI (Certified Pool Operator/Certified Pool Inspector) by the NSPF (National Swimming Pool Foundation) and will be able to provide digital computerized water test results onsite.
Steve is a Certified Pool Operator (CPO) and Certified Pool Inspector (CPI). Pool inspection services can be included with a home inspection or be conducted independently. At SRS we are also available for commercial, public and neighborhood amenity pools.
The following elements will be assessed in your pool and/or spa inspection:
1. Pool / Spa Safety: This is the first thing the inspector will do during the inspection of your pool. Safety always comes first! Part of this initial step in the inspection process will cover visually inspecting the pool and surrounding area to ensure the pool area meets or exceeds proper safety requirements. During this step, the inspector will check all fencing surrounding the pool, gates, lighting, electrical or any other safety hazards the inspector might encounter.
2. Pool / Spa Coping: This step will evaluate the pool’s surfaces, coping, tiling and adjacent deck areas.
3. Pool / Spa Equipment: This next step will evaluate the operational conditions of the pumps, filters, piping, heaters and general controls used for normal operation of the pool/spa.
4. Pool / Spa Water Condition: This final step will evaluate the water condition to determine if there are any chemical imbalances or adjustments that need to be made to chemicals for the treatment of the water. Water chemistry is very important to ensure your pool water stays crystal clear and is safe for everyone to enjoy. At SRS, we test your water on the spot using digital display equipment, which eliminates the need to visually determine slight color variations during the testing process.
This add-on inspection service dives deeper into the irrigation system including noting each inactive/damaged sprinkler head, coverage, controls and other components to ensure they are functioning as intended. Steve has continued education training to perform irrigation inspections to determine if a home’s sprinkler system will require repairs before performing properly.
